Understand what you're signing.

This is borrowed money, not free money. It gets repaid whether or not the deal closes, and if the earnest money goes hard and you lose it, you still owe the funder.

That is normal and it is not a reason to avoid it. It is a reason to have the deal underwritten before you use it. Funding a deposit on a deal that doesn't work turns a bad deal into a bad deal you also owe money on.
