Transaction coordination for investors

A coordinator who has seen your structure before.

Most transaction coordinators work retail files. Hand them a subject-to, a wrap, or an assignment and the file stalls while somebody works out what the documents are supposed to say.

Exit First coordinates investor files only. Cash, seller finance, private lending, subject-to, hybrid, and wrap, at one price, whether you are flipping it, holding it, or passing it on.

What makes an investor file different.

  • The structure is the deal. On a retail file the financing is a box somebody else ticks. On yours it is the thing that makes the numbers work, and it has to survive title, the lender, and the seller's attorney. We coordinate the structure you actually signed rather than the one the software has a template for.
  • Title is where creative deals die. A title company that has never closed a subject-to will go quiet rather than say no. We place the file with people who have closed one, chase the responses, and keep the clock visible so a silent week does not become a dead deal.
  • Your exit changes the file. A flip needs the rehab planned and the resale ready. A hold needs insurance, the lender, and the servicing set up to survive the transfer. A wholesale needs the paperwork clean enough to assign. Same coordinator, different checklist.
  • Documents, not advice. We populate and coordinate the transaction documents the structure requires and keep every version current. Where a state requires an attorney to prepare them, your closing attorney prepares them and we coordinate around that. We do not practice law and we do not give legal advice.

Structures we coordinate.

  • Cash
  • Seller finance
  • Private lending
  • Subject-to
  • Hybrid
  • Wrap

One price, whatever the deal turns out to be. We do not charge more because the structure is complicated.

However you are exiting.

  • Fix and flip. Analysis, the rehab scope and leveled bids, the budget tracked weekly, and a close-out file at the end. That is BUILDER, and there is a page on it.
  • Buy and hold, including BRRRR. Coordination through closing with the things a hold actually needs set up before day one: the right insurance for the condition, utilities and rekeying, the lender's draw process where there is a rehab, and clean records for the refinance.
  • Wholesale and assignment. The file kept clean enough to assign, with the state rules on marketing a contract respected rather than guessed at. We do not market the property or find your buyer.
