Why Exit First

Scaling usually means hiring. It doesn't have to.

Most coordinators stop at the contract and charge more for creative structures. We tell you whether the deal works, run the rehab plan, and carry the file to the table, one flat fee.

What you usually get, and what you get here.

Capability A transaction coordinatorExit First
Contract-to-close coordination Yes Yes
Creative structures at no extra charge Sometimes, usually priced higher Yes
Tells you whether the deal is worth doing No Yes
Rehab scope, bid leveling, and draw schedule No Yes
Rehab tracked weekly against the budget No Yes
Vetted lenders, title, and contractors No Yes
The principal runs every file No Yes

Most of this isn't a coordination service. That's the point.

01

Analysis and execution under one roof.

An analyst hands you a spreadsheet and disappears. A coordinator picks up a file they had no part in underwriting and never asks whether the deal made sense. The gap between them is where deals die.

The same team that ran your ARV, scoped the rehab, and recommended the structure is the team completing the addenda from your written terms and holding title to the timeline.

One point of contact from underwrite to funding. Never two vendors pointing at each other.

02

Someone who has done the work.

Rehab scoping from someone who has scoped rehabs. Bid leveling from someone who has caught the bid that omitted the panel.

This is an operator's read, not an administrator's checklist.

Thirteen years in operations, 350+ new build homes closed at a top three national ranking, and files worked from acquisition through exit.

03

No cut of your deal.

Flat fees only. What you make on the property is yours.

Our fee is our fee, whether you clear $20,000 or $200,000. We don't take a cut of your spread and we never will.

The only thing we're optimizing is whether your deal closes.

04

One price, any structure.

The industry prices creative finance like a penalty. A cash file is one rate, seller finance is another, and a wrapped subject-to gets quoted as a custom job, if the coordinator will take it at all.

Exit First charges the same for all six structures. The complexity is our problem, not a line item on your invoice.

You should be choosing the structure that makes the deal work, not the one that keeps your coordination fee down.

05

Principal-led, team-run.

Ashlee oversees every file personally, and a full operations team runs the day to day behind her.

You get her judgment on the decisions that move money, and a team on everything else, so nothing sits waiting on one calendar.

In every state, including Arizona, we act as coordinators, analysts, and project managers, never as your agent or broker.

06

National reach, with no home-market bias.

The analysis, structure, coordination, and vendor setup run remotely, nationwide.

We keep funding, title, insurance and servicing relationships in the markets we work, and we tell you up front if yours is not one of them.

Your deal is not worth less attention because of where it sits. There is no local tier and no market we treat as secondary. Where a file needs someone physically at the property, we tell you what it needs and what it costs.

Nationwide by default. Every market, the same work, with one exception: in states where document preparation is attorney work, your closing attorney prepares the documents and we coordinate around them. We confirm that before you engage, not after.

07

You are not chasing us for an update.

Most messages are answered the same or next business day, and every active file gets a written status as the deal moves, not when you finally ask for one.

One point of contact who knows your file. No group inbox, no being handed around, no starting the story over.

We work Monday through Friday, 8am to 5pm Arizona time, excluding federal holidays.

Deadlines are calendared ahead, so nothing on your file lands on a weekend by surprise.

The update arrives before you need to ask for it.

08

A bench, not a rolodex.

Funding, title, contractors, insurance, and servicing, already vetted, market by market. Entity and land trust formation too, as an attorney referral.

At the higher tiers we don't hand you a name. We open the accounts, collect the documents, and stand the vendor up for you. Entity and trust work is the exception: an attorney does that. We make the introduction and coordinate around it.

You approve, we execute, you never make the call.

09

Dead deal policy.

Deals die. Sometimes for reasons nobody could have prevented, a seller changes their mind, a title defect surfaces, a partner walks.

ANALYST is paid up front, because the analysis is the product and you get it either way. CLOSER is half at engagement and half at closing. BUILDER is half at engagement, a quarter when the scope and budget land, and a quarter at closing. The deposit pays for work that happens immediately and is non-refundable, and so is BUILDER's middle payment once the scope is delivered.

If the file doesn't close for reasons outside your control, the balance is waived and every deliverable finished by then is yours. It is still owed in three cases: you close the property anyway with or without us, you replace us while the deal continues after we've delivered, or the engagement ends because you broke the agreement.

It's written into the Client Terms, Section 4.4.

Same price, every structure.

CLOSER is $1,495 whether the file is all cash or the most complicated thing you've put together this year.

  • Cash, $1,495
  • Seller finance, $1,495
  • Private lending, $1,495
  • Subject-to, $1,495
  • Hybrid, $1,495
  • Wrap, $1,495

The honest comparison

What you're actually hiring.

Every file

Overseen by Ashlee, run by her team

Ashlee oversees every file personally, and a full operations team runs the day to day behind her. You get her judgment on the decisions that move money and a team on everything else, so nothing sits waiting. Exit First provides transaction coordination, analysis, and rehab coordination. It is not a brokerage and does not provide agency representation.

350+

New build homes closed in two and a half years

Top three in the nation for one of the ten largest builders. High-ticket transactions to the table, at volume.

13 yrs

Operations and production management

A decade-plus of process design, backend flow, and KPI tracking before real estate. Files get run like production lines, because they are.

6

Transaction structures, one price

Cash, seller finance, private lending, subject-to, hybrid, and wrap. Fix and flip, new construction, and wholesaling experience behind all of it.

Put it to the test on a live deal.

Bring the file you're least sure about. Thirty minutes, and you'll know whether it's real and how it should be built.
